Nestled in the picturesque surroundings of the Canadian Forces Base (CFB) Esquimalt and the neighboring Macaulay Point Park, a remarkable residential facility has emerged, challenging conventional design strategies.

This project demonstrates a commitment to context-sensitive architecture, sustainability, and a harmonious coexistence with the adjacent residential area. One standout feature that captures attention is the innovative use of Accoya siding, a durable and low-maintenance wood product that enhances the aesthetic appeal of the building while ensuring longevity and environmental sustainability.

Contextual Sensitivity and Neighborly Design

Given its location within an established residential neighborhood and adjacent to a single-family home, the design-build team approached the project with a strong focus on being contextually sensitive and neighborly. Understanding the high importance of odor control and acoustic requirements, the team prioritized these aspects in the design.

Additionally, durability and low maintenance were significant factors that influenced the overall architectural approach.

To mitigate noise concerns, the team strategically positioned the noise-generating equipment 12 meters below-grade, effectively encapsulating it within the concrete structure. Above-grade, a lighter and better seismically performing cross-laminated timber (CLT) structure was employed, further enhancing the facility’s acoustic performance. To address noise-generating areas specifically, the rooms were lined with acoustic dampening material, while all spaces lead into an acoustic vestibule. This meticulous attention to acoustic detail ensures a peaceful and comfortable environment for both residents and neighboring properties.

One of the most remarkable elements of this residential facility is the extensive use of Accoya siding for the building’s exterior cladding. Accoya wood is a specially treated and modified timber that offers exceptional durability, stability, and longevity. Unlike other wood products, Accoya undergoes a proprietary acetylation process, enhancing its performance and making it highly resistant to rot, decay, and insect damage. This remarkable wood product does not require additional coating and provides a remarkable 50-year warranty without the need for extensive maintenance.

Furthermore, Accoya’s sustainable credentials are noteworthy. The wood used in Accoya siding is sourced from sustainably managed forests, ensuring responsible environmental stewardship. By choosing Accoya siding, the design-build team showcased their commitment to sustainable building practices and reduced the ecological footprint of the facility.

The green roof not only adds a touch of beauty but also protects the roofing membranes, ensuring their longevity in the face of the site’s highly exposed conditions.

The design and construction of the residential facility adjacent to CFB Esquimalt and Macaulay Point Park exemplify a forward-thinking approach to architecture. By challenging the traditional strategy of an all-concrete shell, the design-build team demonstrated their commitment to sustainability, contextually sensitive design, and neighborly integration.
